Most people enter the vacation rental business after discovering a destination they love during a trip. Chris Rager's journey was different — he purchased unit 902 Calypso without ever visiting Panama City Beach. His first glimpse came while driving down Front Beach Road in his Jeep with his dog Pixie and minimal belongings.

The year was 2020, a time marked by global lockdowns and travel uncertainty. Despite these challenges, the property represented a fresh start. He made the decision quickly, completed the purchase, and drove directly from Texas to Florida.

Upon arriving shortly after his 45th birthday, two things struck him immediately: the view was even better than the photos, and he had a lot of work to do. What he anticipated as a brief preparation period extended to approximately three months due to pandemic-related complications.

During that intensive period, he built knowledge across every part of running the property — connecting with cleaning professionals, maintenance specialists, and building inspectors. He learned the building systems, studied guest behavior during uncertain times, and figured out what actually transforms a condo into a place people want to come back to.

That first property established the principles that still run through everything: keep it simple, communicate honestly, and put guest wellbeing first. Those values shaped every decision that followed.
